How the property route to a Golden Visa works.

The core rule is straightforward: the DLD-certified value of your qualifying property (or properties combined) must be AED 2 million or more. In February 2026, the UAE removed the old requirement for a 50% upfront cash payment — now only the total certified asset value matters, meaning mortgaged and off-plan property can qualify more easily than before, provided the underlying value clears the threshold.

The things to understand before you commit:

  • AED 2m is the DLD-certified value, not just the price you paid. The property is independently valued for the visa application — the purchase price and the certified value should align, but it's the certified figure that qualifies you.
  • Mortgaged and off-plan property can now qualify. Following the February 2026 rule change, only the total certified asset value matters — not how much of it is paid off, or whether it's built yet.
  • It covers your immediate family. A qualifying investor can typically sponsor a spouse and children on the same Golden Visa, not just themselves.
  • No employer or local sponsor required. Unlike most UAE work-permit-linked visas, the property route is self-sponsored — you don't need a UAE job to qualify.

The AED 2m threshold & February 2026 change

The property route requires AED 2,000,000 or more of DLD-certified real estate value. As of February 2026, the UAE scrapped the previous rule requiring 50% of the property to be paid upfront in cash — now only the total certified asset value counts, which meaningfully widens access for buyers using a mortgage or buying off-plan.

This is a federal programme, not an emirate-specific one — qualifying property in Dubai, Abu Dhabi, Ras Al Khaimah or Sharjah all count the same way.

What the visa gives you

A 10-year, renewable UAE residency visa, typically extendable to a spouse and children, without needing a UAE employer or local sponsor. It is a residency visa, not citizenship, and does not itself carry tax residency status automatically — that's a separate determination based on time spent in the UAE.
