You reserve the property with a reservation fee, taking it off the market while the legal process runs. We confirm the terms in writing first — nothing is a surprise.
Your solicitor is instructed and anti-money-laundering checks are completed. We hand over six months of statements and ID once, cleanly, and coordinate everyone so it moves quickly.

If the property isn’t already tenanted, referencing and Right to Rent checks are completed before anyone moves in — a legal requirement, not a formality.
Any deposit taken must be placed in a government-backed scheme within 30 days of receipt, with the prescribed information given to the tenant.
Must be valid before a tenancy starts and renewed every 12 months by a Gas Safe engineer — one of the few checks with zero tolerance for lapsing.
An Electrical Installation Condition Report is required at least every 5 years. Worth confirming early when the current one expires, rather than discovering it later.
If you’re on a fixed rate ending within the year, this is when to start comparing remortgage options — 3–6 months ahead of expiry, not after you roll onto the lender’s standard variable rate.
Rental income and allowable expenses for the UK tax year (6 April–5 April) need collating well before the Self Assessment deadline — not the week before.
Tax return and payment deadline for the previous tax year. Non-resident landlords registered under the NRLS still file, even though rent is often paid gross.
Buildings insurance renews, and if the tenancy allows a rent review, this is typically the first point one applies — under the Renters’ Rights Act, only once a year, via a formal Section 13 notice.
